New categories in 2024
Thailand’s longest-running real estate awards programme has begun its 2024 edition with 226 categories set to honour developers, designers, and developments throughout the kingdom.
The 2024 programme includes the new ESG awards, recognising excellent real estate enterprises in the fields of sustainable design, sustainable construction, energy efficiency, and social impact. This initiative aligns with the PropertyGuru Asia Property Awards’ efforts to promote sustainable urban living choices and influence positive changes for the environment.
The 2024 categories also extend recognition to the finest developers in the Thai capital and beyond with new titles such as Best Ultra Luxury Developer (Bangkok); Best Ultra Luxury Developer (Phuket); Best Luxury Developer (Bangkok); Best Luxury Developer (Phuket); Best Mixed Use Developer (Phuket); Best Boutique Developer (Phuket); and Best Mega Mixed Use Developer.
The categories have additionally been expanded to recognise the finest investment properties, nature-integrated projects, and sales galleries in the country.
Jules Kay, general manager of PropertyGuru Asia Property Awards and Events, said: “The 19th PropertyGuru Thailand Property Awards provide a stage to highlight the reliability, stability, and sustainability of developers, qualities increasingly valued by both Thais and international property seekers in a demanding market. With buyers saving for and preparing to invest only in the country’s best properties, it’s crucial for real estate developers to adapt strategies for recognition and success. The PropertyGuru Thailand Property Awards will proudly celebrate developers who excel amidst today’s challenges in a market that is full of new opportunities.”
Evolving property market
The newly expanded roster of categories comes as the property market adapts to evolving preferences of property seekers throughout the kingdom.
Fuelled by adjustments in the minimum wage and increasing construction costs, home prices in Thailand are on the rise. The Price Index of residential properties increased by 2% YoY in Q4 2023, according to the DDproperty Thailand Property Market Report Q1 2024.
Despite the decline in buying and rental demand, property seekers still showed an interest in homeownership, with a preference for quality developers and sustainable homes.

When choosing a developer to buy from, most Thais consider quality of interior fittings (48%); portfolio of past projects (46%); and financial stability (46%).
