Preferred investment

Vietnam’s real estate sector continues to be a preferred investment option, offering stronger yields than stocks, forex, gold, and savings, according to Batdongsan.com.vn, the awards’ official portal partner. Interest in real estate surged in mid-2024 as property prices maintained stable growth.

Approximately 56% of property seekers in Vietnam expect prices to rise while 29% predict stability, as per Batdongsan.com.vn’s latest Consumer Sentiment Survey.

First-time home buyers remain a key driver of demand, accounting for 62% of market activity last year. Apartments emerged as the most popular real estate segment in the first half of 2024.

Average selling prices in Hanoi continued to increase across all segments, surpassing those in Ho Chi Minh City. The recent opening of metro lines in both cities has contributed to rising property values in nearby areas.

New categories

Reflecting the fast-changing dynamics of the market, this year’s awards may include new categories such as Best Township Developer; Best Oceanview Condo Development; Best Oceanview Housing Development; Best Multigeneration Living Condo Development; Best Multigeneration Living Housing Development; Best Renovated Residential Development; Best Renovated Commercial Development; and Best Commercial Masterplan Design. The enhanced roster of categories follows the successful milestone 10th edition of the awards in 2024, which recognised the finest Developers of the Decade alongside standout achievers of the year.

Jules Kay, general manager of PropertyGuru Asia Property Awards and Events, said: “Last year in Vietnam we honoured exemplary developers who made an outstanding impact over the last decade. The milestone 10th edition set a high benchmark, and we look forward to discovering the developers who will define excellence this year and throughout the coming years.”

He added: “Standing out in Vietnam’s competitive property sector demands strategic innovation and bold decision-making. We trust that this year’s entries will reflect those qualities while demonstrating the nation’s economic strength, real estate growth, and lifestyle development.”

A distinguished panel of independent judges, composed of experts across diverse real estate sectors, will inspect and evaluate the entries. The judging process is supervised by HLB International Real Estate Group, the “2024 Network of the Year,” upholding fairness, transparency, and credibility.

Thien Duong, general director of GroupGSA Vietnam and chairperson of the judging panel of the PropertyGuru Vietnam Property Awards, said: “We are proud to launch the 11th edition of the PropertyGuru Vietnam Property Awards, now enhanced with categories that establish higher benchmarks for quality in the real estate sector. From the southern provinces of Vietnam to the north, demand for award-winning developments that innovate and adapt to demographic shifts and trends remains consistent. Our awards reflect these changing market dynamics, recognising excellence in diverse segments from multigenerational and affordable living solutions to thoughtfully designed new builds and expertly executed renovations. We encourage developers and designers to take pride in their achievements, share their successes, and advance Vietnam’s property market in 2025 and beyond.”

This year, Kohler returns as the platinum sponsor of the PropertyGuru Vietnam Property Awards. Ishan Kala, general director of Kohler Vietnam & Philippines, said: “We are proud to continue supporting this event that highlights the best in the industry, creating opportunities for developers, architects, and designers to showcase their remarkable designs.”
