The 11th PropertyGuru Indonesia Property Awards launch with a leaders forum on redefining real estate excellence and investment trends
Indonesia’s industry leaders gather to spotlight sustainability and innovation
JAKARTA, Indonesia — The PropertyGuru Indonesia Property Awards programme has launched its 11th edition, setting the stage for a new decade of honouring real estate achievements and recognising new benchmarks of excellence.
The awards programme kicked off today with the annual Indonesia CEO & Leaders Forum 2025 to explore the theme, “Redefining Indonesia’s Sustainable and Investment-Driven Property Sector.” The forum brought together top industry figures, including senior representatives from key government offices and industry experts to participate in a forward-looking discussion on the future of Indonesian real estate.
Speakers at the forum included Dr. Sri Haryati, director general of urban housing, Ministry of Housing and Settlement, and Rahmat Yulianto, director of promotion development, Ministry of Investment and Downstream/BKPM. Other expert attendees included Vivin Harsanto, executive director and head of growth at JLL Indonesia, and Rio Kondo, vice-president for development, Indonesia and Malaysia, at Accor.
Marine Novita and Winston Lee, the co-founders of MilikiRumah.com, the supporting partner of the Awards, spoke about international investments in Indonesia at the forum.
The well-attended forum also unveiled key dates and 100 open categories for the 11th PropertyGuru Indonesia Property Awards 2025 programme, which culminates in a black-tie gala dinner and awards ceremony at The Ritz-Carlton Jakarta, Pacific Place in November 2025.
Key dates for the 2025 Awards are:
- 29 August 2025 – Entries Close
- 15 September – 10 October 2025 – Site Inspections
- 15 October 2025 – Final Judging
- 21 November 2025 – Gala Dinner and Awards Ceremony in Jakarta, Indonesia
- 12 December 2025 – Regional Grand Final Gala Dinner and Awards Presentation in Bangkok, Thailand
Market shifts
Experts at the forum note that Indonesia’s property sector is evolving with new government policies, tax incentives, and foreign investment initiatives. Sustainability is reshaping Indonesian real estate, with green buildings, smart cities, and energy-efficient projects gaining traction, while urbanisation and infrastructure expansion continue to attract both local and global investors.
Landed residential properties remain highly sought-after in Indonesia, according to JLL Indonesia. Despite subdued demand, condominium prices saw a modest year-on-year increase in late 2024, driven by newly launched and near-completion projects.
Vivin Harsanto, executive director and head of growth at JLL Indonesia and former head judge of the PropertyGuru Indonesia Property Awards, said: “With a market that puts a premium on reputable developers, strategic locations, and distinctive value propositions, now is the time for forward-thinking real estate leaders to take an even more active role in the sustainable development of Indonesia. Demand continues to favour landed housing, and there remain significant opportunities for developers to propel innovation and address the needs of modern city dwellers here. We invite industry leaders to join this year’s awards, which feature new categories, and take pride in projects that improve urban living and drive the growth of integrated townships, resorts, and other dynamic developments across the islands.”
Succeeding Harsanto as chairperson of the PropertyGuru Indonesia Property Awards judging panel this year is Doddy A. Tjahjadi, managing director of PTI Architects. Tjahjadi previously chaired the panel of judges from 2018 to 2021.
New categories for 2025
The market shifts come as the Awards in Indonesia open new categories for 2025 such as Best Township Developer; Best Community Developer; Best TOD Developer; Best Completed Mixed Use Development; Best Oceanview Condo Development; Best Oceanview Housing Development; Best Multigeneration Living Condo Development; Best Multigeneration Living Housing Development; Best Low Cost Housing Development; Best Renovated Residential Development; Best Renovated Commercial Development; and Best Townhouse Architectural Design.
The panel of judges, comprising expert stakeholders across the real estate industry, will inspect and assess the entries. This selection process is supervised by HLB Hadori Sugiarto Adi & Rekan – HLB Indonesia, part of HLB International Real Estate Group, the global advisory honoured as the “2024 Network of the Year.”

Jules Kay, general manager of PropertyGuru Asia Property Awards and Events, said: “From its expansive satellite cities to well-planned townships, Indonesia has long been a proving ground for sustainable urban development. This year, we continue to recognise the developers setting the highest benchmarks in this space and beyond. We also see in Indonesia what numerous tourists saw last year: a lucrative island property market with diverse asset classes, drawing investors seeking affordable luxury and remote-work appeal. We are also excited for Indonesia’s latest transport infrastructure projects, poised to unlock further value across the archipelago from Java to Bali. The 11th edition of our awards will certainly showcase this level of progress and the versatility of the Indonesian real estate sector to international property seekers.”
Two decades of celebrating excellence
Established in 2015, the PropertyGuru Indonesia Property Awards are part of the PropertyGuru Asia Property Awards series, which started in 2005. The series will celebrate its 20th edition in 2025, with a presence now spanning 13 countries across Asia and beyond.
Winners of this year’s Awards in Indonesia may qualify for the 20th PropertyGuru Asia Property Awards Grand Final in Bangkok in December 2025. Last year, local developers propelled Indonesia to remarkable success at the Awards, with Paramount Land claiming the title of Best Township Developer (Asia) at the Grand Final.
