Best Developer

Must have completed at least 3 residential, commercial, hospitality development in Japan since January 2020.

Best Breakthrough Developer 

Must have launched first project during or after 2024 and have at least one new project in the pipeline to be launched before the end of 2025. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Boutique Developer

Must have completed at least 2 boutique residential, commercial or hospitality developments in Japan since January 2020. Boutique developments. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Lifestyle Developer

Must have completed at least 2 lifestyle developments in Japan from 2020 to present. Lifestyle developers offer additional facilities in all their projects for residents to enhance their living experience, such as swimming pools, health and fitness areas, social spaces, children’s playgrounds, convenience stores. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer

Must have completed at least 2 hospitality developments in Japan from 2020 to present. Hospitality developments include hotel and resort projects. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Industrial Developer

Must have completed at least 2 industrial developments in Japan from 2020 to present. Industrial developments include manufacturing and/or logistics sector projects. Companies that enter Developer categories must also enter at least 1 development or design category

Best Mixed Use Developer

Must have completed at least 2 mixed use developments in Japanfrom 2020 to present. Mixed-Use developments should include a minimum of two interconnected components: residential, retail, office, hospitality, medical, entertainment etc Companies that enter Developer categories must also enter at least 1 development or design category

Best Luxury Developer

Must have completed at least 2 luxury residential developments in Japan since January 2020.

Best Sustainable Developer

Must have completed at least 2 sustainable developments in Japan since 2020. Sustainable developers consistently implement environmentally sensitive design features, use low impact construction materials, and install energy, waste efficient systems. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Hospitality Developer

Must have completed at least 2 hospitality developments in Japan from 2020 to present. Hospitality developments include hotel and resort projects. Companies that enter Developer categories must also enter at least 1 development or design category.

Best Affordable Residential Developer

Must have completed at least 2 Affordable developments (Condo or Housing/Landed) in Greater Niseko before December 2024

Best Community Developer

Must have completed at least 2 community focus projects (Condo or Housing/Landed) in Japan before December 2020

Best Township Developer

Must have completed at least 2 Township Development (Condo or Housing/Landed) in Japan before Dec 2020

The Developer prioritizes sustainable design as a fundamental aspect of its projects, incorporating environmentally responsible practices and materials to minimize the negative environmental impact of construction, operation, and maintenance of buildings and communal areas.

Sustainable Construction Award

The Developer demonstrates sustainable construction practices through project management, craftsmanship, and innovative construction techniques, minimizing waste, saving energy and applying source reduction strategies.

Energy Efficiency Award

The Developer applies measures to minimize energy consumption within buildings (during design, construction and operation). This encompasses various strategies and technologies aimed at optimizing energy use while maintaining or improving comfort, functionality, and performance.

Best Senior Living Development

Open to residential projects that offer facilities and services that especially cater to senior citizens, such as daily fitness activities, onsite healthcare, senior-friendly surroundings and social programmes. The development must be completed in the period between January 2024 and before December 2028. Must have a show unit

Best Eco Friendly Condo Development

Open to condominiums and apartments that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2024 and before December 2028. Must have show unit

Best Eco Friendly Housing Development

Open to developments with more than 4 units of houses and/or villas that demonstrate the use of sustainable materials, technology or techniques but do not have official green certification. The development must be completed in the period between January 2024 and before December 2028. Must have show unit

Best Investment Condo Development

Open to Condo project with a range of facilities and management services that allow owners to rent out their property to long term tenants or as a holiday home. The development must be completed in the period between January 2024 and before December 2028.

Best Investment Housing Development

Open to Housing project with a range of facilities and management services that allow owners to rent out their property to long term tenants or as a holiday home. The development must be completed in the period between January 2024 and before December 2028.

Best Wellness Residential Development

Open to residential projects that include a variety of facilities that cater to residents health and wellness. The development must be completed in the period between January 2024 and before December 2028.  Must have a show unit.

Best Smart Residential Development

Open to residential projects that use internet-connected devices to enable the remote monitoring and management of appliances and systems, such as lighting, temperature and security.The development must be completed in the period between January 2024 and before December 2028. All shortlisted residential developments are eligible. 

Best Green Residential Development

Open to Residential developments with internationally recognized green certification (granted). The developer must submit relevant documents, images and green certifications to support each entry as evidence of: Energy saving systems and technology, water saving systems and technology, waste management systems and technology. Plus specific features that safeguard residents and/or users health. Open for Residential and Commercial Projects. The development must be completed in the period between January 2023 and before December 2028.

Best Renovated Residential Development

Open to residential projects which have additional reconstruction of more than 20% of the total project. The development must be completed in the period between January 2022 and before December 2024.

Best Township Development

Open to township developments with at least one completed building in an ongoing project. The development must include landed residential, retail, educational and/or medical facilities. The development must be completed in the period between January 2024 and before December 2028.

Top Luxury Private Villa

Open to luxury villas in Greater Niseko. The development must be completed in the period between January 2024 and December 2028. Criteria is applied to the full masterplan design and includes aesthetics, variety, accessibility, design innovation, materials selection, longevity, environmental impact. General criteria include interior themes, colours, textures, finishing, functionality, relevance, innovation, safety, health, ease of maintenance. General criteria include consistency (flora & outdoor features), proportion, plant variety, innovation, accessibility, segmentation, special transition, ease of maintenance, environmental impact. Best Hotel Development

Open to hotels development. The development must be completed in the period between January 2023 and December 2028.

Best Retail Development

Open to retail developments with more than 20,000 GFA. The development must be completed in the period between January 2023 and December 2028.

Best Office Development

Open to offices development. The development must be completed in the period between January 2023 and December 2028.

Best Mixed Use Development

Open to Mixed Use developments with two or more components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2023 and December 2028.

Best Completed Mixed Use Development

Open to Mixed Use developments with minimum two components, including residential, office, retail, hospitality, medical and entertainment. The development must be completed in the period between January 2022 and December 2024

Best Lifestyle Commercial Development

Open to commercial developments which specify target market & features to support that lifestyle. The development must be completed in the period between January 2023 and December 2028. 

Best Resort Development

Open to hospitality developments. The development must be completed in the period between January 2023 and December 2028.
